TIPS FOR STAGING YOUR HOME.

To professionally stage a home is not currently a trend in South Africa as it tends to be very costly. The trend in Europe and the United States is for home staging as it is a tried and trusted method of ensuring that a property sells faster for a higher price. Studies there have shown that professionally staged homes sell on average 12% faster than those that have not been staged.

Herewith 5 tips for you to stage your home on your own to ensure a speedy sale.

1.       Declutter – start with a ruthless assessment of every book, toy, vase, ornament, photo, and kitchen appliance that will not be needed over the next two to three months or perhaps ever again and put into storage (not the garage), sell, or donate. Potential buyers want to see clean countertops desks tables and dressers - this will help them visualize their new home. Overflowing kitchen, bathroom, and bedroom cupboards give the impression there is not enough storage space.

2.        Remove unnecessary furniture– Too much furniture will make a room look poky no matter the size. Remove at least one big item and store, sell, or donate.

3.        Let there be light– Most buyers want a light and bright home, so walls should be painted in light neutral tones, curtains or blinds should be opened and windows and mirrors should be sparkling clean.

4.        A deep clean– A clean house gives buyers the impression that the house has been well maintained. Every surface, bathtub, shower, and sink must stay scrubbed and clean till sold. If you can afford it carpets, curtains, beds and couches must be steam cleaned.

5.        Make a great first impression– The outside of the property matters as much as the inside. Lawns must be edged and mowed, shrubs trimmed, and flower beds weeded. Driveways, walkways must be free of weeds and scrubbed clean and if you can afford it the home should preferably be painted in light neutral tones.
